JOB TITLE: Maintenance Director

WORKER CATEGORY: Full Time

MAINTENANCE DIRECTOR WAGE: $55,000 - $60,000 annual salary

MAINTENANCE DIRECTOR SUMMARY:

The Director of Maintenance will have the overall responsibility for maintaining the community building and grounds as well as all related equipment while following a set budget. This includes responsibility for emergency and phone training for all employees. Expected to understand DHS 83 and DHS 89 and coordinate maintenance tasks as outlined in the Policy and Operations Manual. Responsible for housekeeping, laundry, transportation, and maintenance staff supervision. Must work with Executive Director regarding human resource for supervised employees and maintain schedules for each employee to assure proper coverage. This position requires the ability to work regular business hours, determined by the Executive Director, as well as being on-call evenings and weekends.

MAINTENANCE DIRECTOR ROLES & RESPONSIBILITIES INCLUDE:

STAFFING:

• Responsible for discipline, hiring, training, and assigning duties to laundry, housekeeping, transportation, and maintenance staff with Executive Director.

• Responsible for conducting safety and emergency training for staff and residents.

• Responsible for phone training for all employees.


OPERATIONS:

• Have empty apartments ready for move-in in a timely manner while maintaining maintenance files on each apartment.

• Responsible for completion and tracking of Pre/Post move-in room inspections.

• Manage maintenance repairs, painting, carpet cleaning, and preventative maintenance throughout the building and villas.

• Maintain all areas of the building and the grounds.

• Responsible for daily walk through of the building and grounds picking up debris and writing up work orders, as needed.

• Responsible for completing and documenting scheduled preventative maintenance.

• Responsible for scheduling building inspections of elevator, sprinkler system, and fire system.

• Maintain all appliances owned by the Community within resident rooms, common areas, and employee use areas.

• Be responsible for garbage and recycling control and maintain trash rooms to prevent odors.

• Responsible for Snow/Ice removal in the winter and Lawn Care in the summer months.

• Responsible for setting up and implementing annual window cleaning.

• Complete incident report forms as necessary for residents, self, visitors, or co-workers.

• Contact Management when necessary for emergency situations.

• Comply with all applicable state regulations (DHS 83 and DHS 89).

• Follow OSHA safety precautions


BUDGETING:

• Assist Management in cost and performance evaluation of vendors.

• Remain within assigned budget for maintaining the building.

• Work with Management on budget creation for capital items.

• Obtain approval for work orders from Executive Director before implementing any repairs.

• Maintain inventory of maintenance equipment and supplies and perform annual inventory of all items.


EMERGENCY MONITORING:

• Respond, when necessary, to the Emergency Call System when it is activated, and take appropriate action.

• Respond to fire alarms and follow protocol.

• Work with Executive Director to create a fire emergency plan and severe weather emergency plan, assist in implementation of both.

• Maintain Point of Rescue list for emergency personnel.

• Respond to severe weather and tornado emergencies.

• Be on-call for maintenance issues, weather emergencies, or building emergencies as assigned by Executive Director.
